Selling a Property in France


When selling your home it is important to choose an agent you can trust, has a wide client base and who will make this process as smooth as possible. At Fitou Property Services we can market your property for sale on the European market, targeting the English-speaking community as well as with French, Dutch, German, Belgium and Sacndinavian buyers through our network of partner agencies.

INSTRUCTION OF THE AGENT/PROPERTY DETAILS
Having agreed a sales mandat with us, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs.

MARKETING
Once you have seen and approved the particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by only by Fitou Property Services and we will accompany prospective buyers on all of the visits.

FOR SALES/A VENDRE BOARD
Fitou Property Services sales boards are available in certain circumstances.

OFFICE AND WINDOW DISPLAY
External and internal photographs will be prominently be displayed in our office in central Perpignan.

EMAIL
Wherever possible, all prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible after receiving your instruction.

WEBSITE
This is updated daily and full colour details of your home are placed on our website. Besides the exposure on our own site, Fitou Property Services is also affiliated with other property websites which will feature your home.

PUBLICATIONS
On occassions we also subscribe to publications to ensure that your home is fully marketed.

PROPERTY SHOWS
Through our partner agencies your property will regularly feature at property shows throughout Europe particularly in the UK, Belgium, Holland, Germany, Norway and Sweden.

COMMUNICATION
At Fitou Property Services, we pride ourselves on our conscientious sales management. We aim to keep you regularly appraised of your sales process right through to completion and liaise with your purchaser, the legal representatives and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

OFFERS
We will contact you immediately with any offers we receive. We will negotiate between you and your prospective applicant in order to achieve the strongest buyer. We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed. At this stage, you should also provide your list of fixtures and fittings which will be either be included in the sale or negotiated separately and this will then form part of the final contract.

AGREED SALE
At this point (if you have not already done so), you will need to instruct a notaire who will prepare the initial contract known as a Compromis de Vente. A deposit of between 5 and 10% will then be paid by the purchaser and this will be held by the Notaire until final contracts are signed. After signing the compromis de vente the purchaser has seven days during which time they can withdraw from the contract.

DIAGNOSTICS
Depending on the age and location of the property the seller will be obliged to instruct experts to provide a certificate after inspecting the property for the presence of for example, lead, termites and asbestos. Before a property is marketed in France it is obligatory to have an energy efficiency and gas diagnosis.

COMPLETION
The completion, Acte Authentique is signed at the notaires office when the balance of the purchase price is paid. Signing can be arranged by proxy if necessary.
