    This luxury four bedroom villa is located in the historic wine village of Fitou. It has a private pool, and enjoys stunning views of the inland salt water lagoons and Mediterranean sea.
    The property sleeps 8/9 people, with 4 double bedrooms, a spacious open-plan living and dining area, a fully fitted kitchen, bathroom, shower room, covered terrace, private pool surrounded by a large sun terrace, outdoor BBQ area and landscaped gardens .
    The villa is located just 5 minutes walk from the village centre, with it's four restaurants, tabac, snack bar and supermarket and just 10 minutes drive from the Meditteranean's stunning sandy beaches and ports.
    Villa Bellevue is just two years old and has been furnished in a modern and comfortable style.

    INSIDE THE VILLA:
    The living area of 38 sqm has two sets of double patio doors opening out on to the pool area and the covered terrace. There are two large 3-seater sofas, a dining table with eight chairs, and a fully fitted kitchen including dishwasher, washing machine, combination microwave oven, electric oven, 5-ring gas hob, extractor fan and coffee machine. The villa also has satellite TV.
    The bedrooms are tastefully furnished and consist of two twin rooms, a 5ft double room and a master bedroom with 6ft double bed which has patio doors opening out on to the pool area. All bedrooms have wardrobes, a chest of drawers, electric heating and cooling fans. The villa has a good selection of games, toys, DVD's and CD's.
    Internet access is available nearby.
    There is a bathroom with shower attachment over the bath, hand wash basin and WC plus a separate shower room also with basin and WC.
    Baby equipment provided includes a cot, a high chair, a baby bath, a changing mat and a baby swing as well as a selection of suitable toys.

    OUTSIDE AREA:
    The villa is set within 800 sqm of landscaped gardens and benefits from terraces on all sides. This includes a covered terrace with lounge seating, a decked area with a large wooden table, eight chairs and a parasol, a covered BBQ area with table and six chairs and a large sun terrace around the swimming pool (9m x 4m) with four sun loungers. Swimming pool floats, rings, arm bands, lilos etc are all provided. The swimming pool has a safety cover that complies with current legislation.
    There is also a gravelled area to the front of the house suitable for family games such as boules, badminton, football, basketball and swingball. In this area there is also a small wooden child's play house, child's play tractor and sandpit. Locking gates at both sides of the property allow young children to play safely in this area without having direct access to the swimming pool. You will find a range of bicycles, suitable from age 3yrs to adult.

    FITOU VILLAGE:
    Fitou is a famous wine village offering ample opportunity to sample the local wine in it's many village caves. There are also two great restaurants within a ten minute walk of the villa. Both serve superb food and offer a unique French atmosphere. At the Vidal restaurant you can indulge in an amazing seafood and cold meats buffet whilst being entertained by the Grandfather on his saxaphone....a truly unforgettable experience! At Cave D'Agnes restaurant, a converted barn, the food tends to be traditionally French with options such as foie gras, oysters, goats cheese, steak rossini and seabass.
    There is also a medieval chateau within a 10 minute walk that has a museum, gift shop and bar where tapas is served. Live music is performed most weekends during the mid and high season.
    The village also offers three additional restaurants, a snack bar, a tabac, a supermarket and a doctors surgery.
    There is a football stadium, a hard surface football/basketball court with a small climbing wall, a table tennis table, a children's playground, a bouladrome and a tennis court.
    The village comes to life in July and August when you can experience regular musical evenings outside the local bar; the annual wine fete at the beginning of August and the twice yearly 'sardinade', a traditional festival where hundreds of sardines are cooked over an open fire and served with French bread and lots of red wine!

    LANGUEDOC_ROUSSILLON:
    Languedoc-Roussillon is France's southernmost region borderred by Spain, Andorra and the Pyrenees Mountains and boasts everything from mountains and rivers to lakes and the Mediterranean Sea.
    The region has a long coastline of virtually uninterrupted white, sandy beaches and picturesque fishing villages and ports. Watersports including wind/kite surfing, sailing, canoeing, diving and water skiing can be found on the coast whilst activities such as cannyoning, mountain biking, rock climbing, horse riding, white water rafting, hiking and golf are also available nearby. The ski resorts of the Pyrenees mountains are just a 90 minute drive away.
    The local area offers lots of family activities and days out such as the underground caves at Ville-Franche (40mins), the little yellow train that travels up the Pyrenees mountains (40 mins), a fantastic African safari park with over 3000 animals (15 mins) as well as a whole host of adventure and water parks (20 mins).
    The region is littered with historical monuments, abbeys and castles and boasts several UNESCO World Heritage sites: the Pont du Gard, the Canal du Midi, the medieval walled city at Carcassonne and the pilgrimage routes to Santiago de Compostela, which take in the abbey of Saint-Guilhem-le-Désert and the abbey church of Saint-Gilles. A short trip over the border in to Spain will take you to Figueres where you can visit the famous Dail museum and the region is famous for it's great painters like Matisse and Picasso who once found inspiration in the beauty and light of ports such as Collioure, Banyuls, Port-Vendres and Cerbère.
    Perpignan, with it’s strong Catalan influence is a 20 minute drive away where you will find a maze of chiq boutiques and busy pavement bars, cafés and restaurants.
    The local culture is brought to life in carnivals and festivals, such as the traditional celebrations of the bull in the nearby Catalan towns and villages, the fishermen’s festivals at Gruissan, Sète and Bouzigues; and traditional maritime jousting tournaments at Sète and Mèze. During July and August music festivals are held in most towns and villages.
    Languedoc is an exciting region to visit at any time of the year. The climate is warm and sunny with over 300 days of sunshine each year.

    CONDITIONS:
    £250 refundable, security deposit required for protection against damage, breakages etc. This must be paid with the final payment (8 weeks before arrival) and will be refunded within 2 weeks of departure providing there is no damage/breakages.
    25% deposit required at the time of booking. Balance payable 8 weeks before arrival.
    Arrival is between 4pm and midnight on day of arrival. Departure must be made by 10am. Saturday change overs.
